Comparing Mortgage Rates

Our rate comparison tool matches you with the best mortgage products based on your specific financial profile — not generic advertised rates.

Start the Comparison Wizard

Visit the Compare Rates page and click "Start Comparison." The wizard walks you through your mortgage details in a few quick steps.

Enter Your Mortgage Details

Tell us your scenario type (purchase, renewal, or refinance), property value, down payment amount, and preferred rate type (fixed or variable). For renewals, include your current rate and maturity date.

Provide Your Financial Profile

Enter your gross annual income, estimated credit score range, employment type, and province. This helps us filter to rates you actually qualify for rather than showing best-case headline rates.

Review Your Matched Rates

Our AI engine compares products from multiple Canadian lenders and ranks them by total cost of borrowing. Each result shows the rate, estimated monthly payment, total interest over the term, and potential savings versus posted rates.

Connect With a Professional

When you find a rate that works, provide your contact information to get connected with a licensed mortgage professional. They handle the full application process, negotiate on your behalf, and guide you through to funding.

Open the Chat Widget

Click the chat bubble in the bottom-right corner of any page. The advisor automatically knows which page you are on and tailors its greeting accordingly.

Mortgage Calculator

Enter your mortgage amount, interest rate, amortization period, and payment frequency to see your estimated monthly (or biweekly) payment. The calculator also shows your total interest cost over the full amortization and a breakdown of principal versus interest.

Affordability Calculator

Input your gross annual income, monthly debt payments, down payment, expected rate, and amortization to find out the maximum home price and mortgage amount you qualify for. The calculator applies the federal stress test (qualifying rate) automatically.

Reverse Mortgage Calculator

For homeowners aged 55 and older: enter your age, home value, existing mortgage balance, province, and city to see estimated equity you can access from each reverse mortgage lender. Results show lender-specific rates, maximum LTV, and closing fees.

Penalty Calculator

Estimate your mortgage prepayment penalty. Enter your original mortgage details, current balance, current rate, and the posted rate at the time you signed. The calculator computes both the Interest Rate Differential (IRD) and three-months-interest penalties so you know which applies.

Renewal Savings Calculator

Compare your current mortgage rate against today's best rates. Enter your remaining balance, current rate, and remaining term to see how much you could save by switching at renewal — shown as monthly savings and total savings over the term.

Renewal Impact (What-If) Calculator

Model the impact of different renewal scenarios. Enter your current balance, current rate, and explore how different new rates, terms, and amortization periods change your monthly payment and total cost. Useful for understanding the real-dollar impact of rate changes.

Uploading Documents

Once you are working with a mortgage professional, you can securely upload required documents through our platform. Our AI verifies documents to speed up the approval process.

Navigate to Document Upload

Visit the Documents page. You will see a checklist of required documents based on your mortgage type (purchase, renewal, or reverse mortgage).

Consent to Processing

Before uploading, you must check the PIPEDA consent box confirming you authorize Loans Expert to process your documents using AI verification. This consent is required by Canadian privacy law.

Upload Your Files

Click the upload area for each document type and select your file. We accept images (JPG, PNG) and PDF documents. Each document has a clear label indicating what is needed — for example, T4 Statement, Notice of Assessment, pay stubs, or bank statements.

AI Verification

After uploading, click "Verify" to run AI verification. Our system reads the document, extracts key information (like income amounts, employer names, and tax year), and checks for completeness. You will see a status badge: Verified (green), Flagged for review (red), or Pending (yellow).

Review Extracted Data

After verification, you can expand the extracted data preview to confirm the AI read your document correctly. If anything looks wrong, re-upload a clearer copy of the document.
